Abstract

Lokasi perumahan merupakan kunci dalam menentukan nilai dan harga suatu rumah. Keberadaan suatu lokasi perumahan tidak dapat dapat dilepaskan dari berbagai aspek pendukung dari berbagai aspek pendukung disekitar lingkungan perumahan. Salah satu aspek pendukung yang tidak bisa diabaikan adalah aspek transportasi. Tujuan penelitian ini adalah untuk mengetahui aspek transportasi terhadap pemilihan suatu lokasi perumahan. Survai dilakukan terhadap pemilik Perumahan Bukit Kemiling Permai Raya. Aspek transportasi yang dijadikan variabel penelitian meliputi: Aksebilitas lokasi, Kedekatan lokasi perumahan dengan jalan raya, Kedekatan lokasi perumahan dengan pusat kota, Kedekatan lokasi perumahan dengan lokasi pekerjaan, Kedekatan lokasi perumahan dengan pasar, Kelancaran lalu lintas, Ketersediaan saran dan prasarana umum, Fasilitas sarana dan prasarana untuk pejalan kaki, Ketersediaan tranportasi umum. Hasil analisis menunjukan bahwa aspek transportasi pemilihan lokasi perumahan Bukit Kemiling Permai Raya dari pemilik rumah diurut berdasarkan jawaban “sangat baik” dari aspek transportasi yaitu: Aksesbilitas lokasi (97%) , Kelancaran lalu lintas (6%),Ketersedian saran dan prasarana umum (64,50%), Ketersedian transportasi umum (33.50%), Ketersediaan lokasi perumahan dengan pusat kota (81%), Kedekatan lokasi perumahan dengan lokasi pekerjaan (47%) dan Kedekatan lokasi perumahan dengan pasar (34%), Kedekatan lokasi perumahan dengan jalan raya ( 93%), Fasilitas sarana dan prasaran untuk pejalan kaki (10,50%). Sedangkan urutan berdasarkan jawaban “baik” dari aspek transportasi yaitu: Aksesbilitas lokasi (2,25%), Kelanncaran lalu lintas (66%), Ketersedian sarana dan prasarana umum (7%), Ketersediaan transportasi umum (61.49%), Kedekatan lokasi perumahan dengan pusat kota (81%), Kedekatan lokasi perumahan dengan pekerjaan (47%) dan Kedekatan lokasi perumahan dengan pasar (34%), Kedekatan lokasi perumahan dengan jalan raya (93%), Fasilitas sarana dan prasarana untuk pejalan kaki (10,50%). Kata kunci: Aspek transportasi, lokasi perumahan ABSTRACT Residence location is key in determining the value and price of a house. The existence of a residence location cannot be separated from various supporting aspects around the housing environment. One supporting aspect that cannot be ignored is the transportation aspect. The aim of this research is to determine the transportation aspect of selecting a housing location. The survey was carried out on the owners of the Bukit Kemiling Permai Raya residence Complex. Transportation aspects used as research variables include: Location accessibility, proximity of residence locations to main roads, proximity of housing locations to the city center, proximity of housing locations to work locations, proximity of housing locations to markets, smooth traffic, availability of public advice and infrastructure, facilities. and infrastructure for pedestrians, availability of public transportation. The results of the analysis show that the transportation aspect of the selection of the Bukit Kemiling Permai Raya residence location from homeowners is ranked based on "very good" answers from the transportation aspect, namely: Location accessibility (97%), smooth traffic (6%), availability of advice and public infrastructure (64%). .50%), Availability of public transportation (33.50%), Availability of residence locations to the city center (81%), Proximity of housing locations to job locations (47%) and Proximity of housing locations to markets (34%), Proximity of housing locations to roads highway (93%), Facilities and infrastructure for pedestrians (10.50%). Meanwhile, the order based on "good" answers from the transportation aspect is: Location accessibility (2.25%), Smooth traffic (66%), Availability of public facilities and infrastructure (7%), Availability of public transportation (61.49%), Proximity to housing locations with the city center (81%), Proximity of residential locations to jobs (47%) and Proximity of residential locations to markets (34%), Proximity of residential locations to highways (93%), Facilities and infrastructure for pedestrians (10.50 %).
